Mt Rose Homestead.
Thank you for the opportunity to submit our Expression of Interest for the construction of the Mt Rose Homestead.
We confirm from the outset: we accept the managing contractor model proposed for the project, and we would commit to it in full:
- A fixed construction program, committed to the day.
- A fixed preliminaries, overheads and margin amount, established from a detailed cost plan and market trade costs.
We note the full design & construct contract will need to be reviewed at a later stage, to clarify any design responsibilities held by the managing contractor.
This is not a model we would be trialling at Mt Rose. We bring detailed, recent experience of exactly this contracting arrangement on single dwellings worth $20M+ — three of which are presented as case studies on the following pages.
The Case Studies.
Three delivered homes. One model — the model proposed for Mt Rose: a fixed program, fixed preliminaries, overheads and margin, and trades bought at market cost. Every managing-contractor responsibility listed on page 8 of the EOI was completed by W. on all three projects.
Howqua.
Our case study in sustainability and off-grid regional building. A fully self-sufficient home — power, rainwater and septic — reached by a 25 km track, cut into environmentally sensitive country in the highest-rated bushfire zone. The majority of contractors at Howqua were local regional trades we met for the first time on this project; where the regional market could not service a need, we brought contractors up from metro Melbourne. Remote site, new trade base, same locked cost — delivered.

A three-storey restoration and extension to a grand period mansion, including a 13-car basement. Finished on time and on budget, with preliminaries, overheads and margin locked from the outset — precisely the commitment we are offering Mt Rose.
31 McIlwain Drive, Mermaid Waters.
A three-level home with basement on a revered, north-facing waterfront site on the Gold Coast. Finished two months early — and completed in another state, with a subcontractor base we met and built from scratch. The model travels: new region, new trades, same fixed cost, same result.

Four comparable single residences, each delivered by W. on a fixed-cost basis. We have deliberately not published client names — the architects are named below, and the people who will speak for these projects are on the References page.

The Project Team.
A full-time, dedicated project team — Project Manager, Contract Administrator and Site Foreman — provided from start to finish.
The Site Foreman will be from this area, or will relocate to it — close to the site, on site every day.
Administrative functions will run from our Melbourne office, with site visits weekly. One dedicated team, start to finish.
Every member of our team carries experience in $10M+ single-dwelling construction.
The final names of the people proposed for the project will be provided closer to project award, once timeline and preferred status are realised.
A list of key subcontractors will be provided with our detailed program and pricing submission. If we progress to the next stage, we would need approximately three weeks to provide this.
That future detailed pricing submission will include 3D construction methodology, detailed cost plans, and a bill of quantities with markups and trade recommendations.
Schedule of Rates.
Hourly costs & markup
We believe the preliminaries, overheads and margin allowances appear to be accurate in the current cost plan.
We do not anticipate needing hourly rates for our staff. We believe this component of the contract should be fixed — and in the history of the business, we have never charged our staff in an hourly manner.
The Program.
At this stage, we would say the project would be completed within 24 months.
If we progress to the next stage, we would be happy to provide a full detailed program and 3D construction methodology within three weeks.
Insurance & DBI.
All insurances requested under the EOI are able to be provided, and will be evidenced with certificates of currency.
Domestic Building Insurance (DBI): eligibility documentation will be provided with our detailed submission.

Howqua.
Twenty-five kilometres of access track, in an extreme, highest-rated bushfire zone. A major retaining structure cut into the land among native trees, and major rainwater and septic systems connected — all with minimal disturbance to the environmentally sensitive surrounds. The sensitive handling of the surrounding land was a major focus of the project, at every stage, to handover.

To bring some of Melbourne's most significant mature trees into the site, we shut down one of South Yarra's major thoroughfares and craned them over the 12-metre-high existing dwelling. Watch Sarah tell the story of the plantation and the trees.
